When the program is going to start?
The Mieszkanie na Start program is scheduled to launch in the second half of 2024.

For whom?
Any person who did not previously have their own apartment or house. Only a share not exceeding 50%, acquired by inheritance or donation, is allowed

Program details:
– Can be used to purchase an apartment or to build a house in Poland
– Preferential loan up to a maximum amount of PLN 600,000, without limit on down payment
– Interest rate 0%-1.5% depending on the size of the household
– Age limit 35 for singles
– Income criteria (from a maximum of PLN 10,000 gross/month for a single person to PLN 33,000 gross for a family of 5)
– Families who already own an apartment and have at least three children are also eligible for the program

What documents are required from a foreigner for a mortgage loan?

Almost all banks in Poland require valid residence card with a validity period of at least 1 to 12 months at the time of registration of the loan application.

In addition, the foreign passport also should be valid at the time of application

What is creditworthiness?

Is a measure of borrower’s risk to a lender. In other words, it is how much your earnings allow you to pay the loan payments.

Without proper creditworthiness, it will be impossible to take advantage of even a small financing from a polish bank

What sources of income are acceptable for Polish banks?

There are many of them, but the main ones are:

• Umowa o pracę (valid for at least 3 months)
• Umowa zlecenie (valid for at least 6 months)
• Umowa o dzieło (valid for at least 6 months)
• Działalność gospodarcza (polish soleproprietorship company)
• Kontrakt menedżerski (valid for at least 6 months)
• Najem (official income from housing rent, minimum 12 months)
• Świadczenia wychowawczego 500+ (polish social payments)
• Emerytura (pension in Poland)
• Renta (social help in Poland)
• Alimenty (alimony in Polnad)

What is an own contribution in a mortgage loan?

This is your equity (own savings) that you should have before you decide to apply for a mortgage.

As a rule, polish banks require 20% down payment, but there are some that only require only 10% down payment of the price for the property you will buy

Example:
You have found a home worth PLN 500,000.

Your minimum down payment is 10% i.e. PLN 50 000, which you must make as your own contribution when buying this home

Is it possible to consolidate/pay off a mortgage faster in Poland?

Yes, the mortgage loan can be refinanced on better terms to another bank.

In addition, in most cases, you can fully repay the mortgage for free even after  the first 3 years of initial start.

Early repayment of the loan means, that we pay only the capital of the loan, and the future interest on the day of repayment of the loan is canceled

Is it possible to get a lease for a newly opened company?

Of course, you should be informed, that most leasing companies require in such cases a higher down payment when buying a car
